Solutions & Applications · Hospitality Flooring — Luxury Bedrooms

In a luxury hotel, guests pay for an experience — and that experience is judged by the details: the feel of the floor under bare feet, and whether they will sleep without hearing the neighbouring room. The flooring in a luxury bedroom has three concurrent requirements: to be made of high-quality materials, to meet the fire safety requirements applicable to tourist accommodation, and to contribute to the room’s sound insulation.

The Five Requirements for a Luxury Bedroom

RequirementWhat It Means in Luxury Hospitality
Exclusive designThe room must stand out — the flooring contributes to the hotel’s identity
High-quality materialsNatural timber and high-quality materials create the sense of luxury that visitors expect
Fire resistanceRegulatory requirement for tourist accommodation — relating to flooring, cladding and escape routes
Ease of installation and maintenanceOff-season refurbishment with minimal downtime; daily cleaning in high-traffic areas
Indoor air qualityVisitors sleep in the space — low emissions are a prerequisite, not an option
The Requirement That Distinguishes a Hotel from a Residential Property

In a residential property, the choice of flooring is primarily based on aesthetics and acoustics. In tourist accommodation, fire resistance is added as a regulatory requirement: flooring and cladding materials are classified in accordance with EN 13501-1, and their classification must be documented by a Declaration of Performance (DoP). This changes the rationale behind the specification — it is not enough for the material to ‘look good’; it must also be accompanied by supporting documentation.

The Real Complaint: Noise from the Next-door Flat

In hotel reviews, noise is one of the most common complaints — and it rarely comes from the floor alone. It comes from the partition wall between rooms, from the corridor and from the floor above. In a luxury bedroom, acoustic privacy is addressed on three levels:

  1. Partition wall with mass: high-density DF-type plasterboard, which simultaneously fulfils the requirements for sound reduction (greater surface mass per m²) and fire resistance — two requirements met by a single board.
  2. Viscoelastic mass membrane: a thin EPDM membrane with a high surface weight, installed between rigid plasterboard sheets. It limits deflection at the resonance frequency — where a standard partition ‘opens up’ acoustically.
  3. Absorptive core: mineral wool within the partition, which absorbs airborne sound within the cavity of the frame. Without a core, the partition acts like a drum.
  4. Flooring with acoustic properties: acoustic flooring or a natural material with an elastic layer, which reduces impact noise transmitted to the floor below.
Why All Three Are Needed Together

Sound insulation is not a sum of materials but a system: mass (plasterboard & membrane), absorption (mineral wool) and decoupling (frame). If one component is missing, the result is determined by the weakest link — and this is usually an unsealed joint or a socket opposite the socket in the adjoining room.

ARGYNET Note

In a hotel, a fault costs twice as much: a bad review for noise or a worn floor affects occupancy rates, and repairs mean the room is out of service. We specify the room as a whole — flooring, partition walls, ceiling and finishes — with documentation of fire resistance and acoustic performance where required by regulations or the design brief.

At ARGYNET, we draw up specifications for the entire room and calculate materials per square metre and per item.
